Minor Subdivision Process
Minor subdivisions involve subdividing land in accord with UDO requirements without the dedication of public right-or-way or the construction of new public streets. The Minor Subdivision process requires the review and approval of a plat. It is recomended that applicants contact Design and Development Review (DDR) staff to discuss the proposed subdivision of land prior to submitting plats for Minor Subdivision review. DDR Staff can be contacted by phone at (336) 727-8000 or you can visit uas at the publice counter on the second floor of the Stuart Municipal Building located at 100 East First Street (No appointment is needed.). Major Subdivision Process
Major subdivisions involve subdividing land in accord with UDO requirements and involve the construction and dedication of new public streets. The process should  begin with a call or visit to the DDR Staff to discuss your preliminary plans, to ask the staff's advice on submission procedures, and to pick up the necessary application forms and materials. Subdivision application forms, checklists, and standard legend are available on our web site or at the DDR counter. Site plans should include information as required by the appropriate checklist and must be reviewed by staff at the pre-submittal application stage. Planned Residential Developments (PRDs)
An alternative to a conventional subdivision is a PRD, which allows certain development privileges in exchange for preplanning and design considerations. The goal of PRD's is to provide flexibility in utilizing new development concepts and introducing v arieity into neighborhoods by encouraging variation in lot sizes along with environmentally friendly design which promotes the conservation of open space. A PRD is considered a major subdivision and is processed in the same manner. PRD's require a pre-application conference in which the petitioner is required to submit a scaled sketch plan that displays existing cultural, historic and physical features located on the site.
